The view

It was under construction, the spa, the poolside grill, and the bathroom at the pool was non operational. There was loud construction noises going on all day long, jackhammers, saws, sanding, grinding. There was stucco pealimg off the walls. Very poor.
Positives:
The room is spacious with a wonderful view of the ocean and mountains. Beautiful grounds with two swimming pools and nice areas to explore. Staff are friendly and helpful.

There is renovations going on which was quite noisy in certain areas.

The newly renovated room was very spacious, beautiful and comfortable. The "sandy" end of the pool was excellent for toddlers, older kids loved the water slide and pool.
Negatives:
The hotel was under extensive construction, the resort--which is really a conf center--is difficult and awkward to navigate (even without construction), and it didn't feel worth it to be there.

Location. Its on the water and you can hear the waves crashing against the lava rocks.
Negatives:
Its old! Yes, its being renovated but i could actually feel the building shake at times. The halls are noisy. The elevator didnt work. I have difficulty climbing stairs. The restaurant was slow and had a limited menu. I used door dash.

Unbeatable location if you are exploring the beaches South of Kona. Most of the manta ray night snorkeling tours start just 100 yards away.
Big swimming pools with a fantastic slide kids will love. We had incredible sunset views. The staff was amazing.

The rooms were big and the view was amazing. The beds were comfortable and overall clean room. The property has an amazing lookout where you can see the sunset which was a definite plus.
Negatives:
The rooms were dated looking and needing a refresh. Also upon check-in we were not told about the resort fee or parking fee and only found out on check out. I realized its a resort so there will be a fee, but we'd like to know what the cost is up front.

Staff were friendly, nice place, great pool, grounds were all very nice
Negatives:
Seemed sometimes too few staff about, pool bar wasn't doing pool service as not enough staff, in the evening there were kids still going into the pools out of hours and didn't seem to be anyone doing the rounds to stop them. Kids in the adult pool etc.
