Positives:
This is a gem of a hotel. Staff are all fabulous and look after your every need. Breakfast delivered to your room is an excellent touch and those cookies, I have never tasted anything so awesome! I was upgraded to a suite taking my stay to 10/10.
Negatives:
I arrived a bit early and the welcome mamosas weren't ready yet. They promised me one but it never eventuated. That is the only thing in a wonderful stay.

Lovely hotel with wonderful staff. We didn't use most of the facilities and services, but breakfast was offered, and there is nice-looking pool. It's an authentic historic adobe house, very pretty. Room was clean and comfortable, Bottles of wine and water were in the room for purchase.
Negatives:
Not avoidable, but lots and lots of steps, which of course is the character and charm of this hotel.

The Breakfast was great. We liked the property, it was charming. We will never stay on that side of PCH again. The traffic noise was terrible. so much so I couldn't sleep.

Traffic noise. We usually try to stay clear of dog friendly hotels.

Wi-Fi was very slow around 2 Mb per second for the first two days then the hotel staff upgraded the Wi-Fi service to over 100 Mb per second.

Property is beautiful.. we came for birthday, and were given an upgrade and champagne.. would have preferred a room not on the street, but everything was great. Wish we had more time and warmer weather to enjoy the pool!

Everything! The breakfast was incredible, the room was cozy, staff were amazing, views were beautiful from the ocean room, and the spa robes were to die for.
