Positives: Instantly transport to the early 1900's, to a time of classiness and movie stars. The history of this warm, inviting hotel is infectious The quaint rooms, beautiful gardens bring a calm and peacefulness that's hard to leave.
Negatives: It's not the most "ideal" location, though it *is* close to the fairgrounds and SM high school's Ethel Pope Auditorium. (A short drive is required to arrive at any other location.)

Negatives: Yes the room was very outdated and dirty. Felt very uncomfortable. The walls had stains and the bathroom had grime and hair.

Positives: Its an older property, with parts of it undergoing renovation on the ground floor. For us, the in-house restaurant was exorbitantly expensive so we ate at local restaurants nearby that were perfectly fine. Pillows are small, but there are 6 on king bed.
Negatives: The only thing we didnt like was the noise we couldnt figure out whether it was groundskeeping or construction on a Sunday morning.

Negatives: Permeating smell throughout hotel and our room had strong urine smell. Removed sheets to find urine soaked mattress. Only other available room was heavily smoked in but we took it.

Negatives: Stained carpets, curtains & chairs. Loud street noises. Smoke smells. Key cards stopped working multiple times. Belongings removed from room before check out, no apologies for inconveniences. Didn't care about our experience. Will not recommend or return
