Floor was rotted, could have fallen through it.

The breakfast options were very limited compared to similarly priced hotels who also serve free breakfast. I think there should be yogurt, fresh fruit, cereal and possibly oatmeal and pastries like danishes. This is just my opinion.
Negatives:
The staff was not very customer oriented. The property needs serious maintenance outside for example... landscaping (weeds need to be pulled, cigarette butt's scattered across the parking lot) The island right where new customers pull in, in front of the office has not been maintained in many months. The paper under the mulch is all visible and looks extremely cheap.

Location is great bed was...
Positives:
Location is very good. Price is reasonable. Quiet.
Negatives:
Toilet area needs refurbishing and fixtures replaced, the tub was worn, had spots or mold, toilet had worn area where over-scrubbed or a corrosive was used, tiles dirty and mold; did not like the bathroom sink situated so it is the first thing you see when you walk in.
Room itself could use fresh paint job as walls are a bit dingy and show marks and dirt. The television connection was extremely slow, control is over-complicated; those drawbacks required more time than necessary figure out controls and selecting programs,

I liked everything. This hotel is trying hard to stay afloat. I had a coffee machine in the room, a nice tv too.
I would suggest adding a support bar to the shower, for guests in their 80s like myself.

Positives:
Repeat customer. It is an inexpensive, clean and comfortable place to stay, and is expecially good if you travel with a dog. While visually some things could be updated or repaired, mostly in the bathroom areas, the rooms are tastefully done and look nice. I love that they have a small room fridge, because we always travel with food stuffs in an ice chest or freezer bag that need to be refrigerated overnight before continuing on our journey. Also have a small coffee maker in room which is nice, They are also right across the street from the best place in town for REALLY good coffee, breakfast sandwiches and homemade muffin tops!
