Very good
Positives:
The location 1/2 a block from the subway was excellent. It is also a short walk to the center of SOHO.
Negatives:
Our first room had a broken window, so one night of poor sleep. But they resolved it when we brought it to their attention.

Great location, easy to get...
Positives:
Subway entrance right across the street. Quiet area away from the crowds, but close to great restaurants and attractions. Little Italy, Chinatown, Battery Park, 911 Memorial within walking distance. Our hotel room was very quiet, bed was comfortable.
Negatives:
The room was pretty small for 3 people, but its NYC so we expected it. No bottled water in room or bottle fill stations - water/soda/snacks available at lobby but it's cashless so you have to charge to room or credit card. No vending machines.
