Overall the facility was real...

Exceptional, a little gem. Lovely room. Breakfast offered and cheese and wine in the evening. On the edge of Union Square but safe. Near to cable cars and easy to get to public transport. Thank you!

I loved the wine and cheese in the evening. The staff was good and tried to work with us. The room was clean and it was nice to have coffee in the morning.
Negatives:
It was HOT and the windows wouldn’t open enough to give some air and there was no air conditioning. The bed was awful- very lumpy and too soft. I spent a lot of money to not be able to sleep well. Breakfast was very disappointing. Even if I had plain milk or half and half for my coffee would be lovely and some more choices to eat. A lot of processed food.

With the exception of one lovely, very friendly lady who could not do enough to assist, the rest of the staff we found to be a bit surly. Almost as if they were doing you a favour by assisting you.

Love everything about Beresford Arms - breakfast is nutritious, refreshing , generous and the apples are like freshly picked from the farm; the room is spotlessly clean and cozy with both old world charm and modern touch; most importantly, the staff members are warm, kind, gracious and most helpful, they make you feel at home.
The location is absolutely perfect!

The carpet had a GIANT stain that looked like a bloodstain, the beds were HORRENDOUS and sunken in - every time my friend moved during the night the entire mattress shook like a damn waterbed and I slept horribly all 3 nights as a result. Worst mattresses in any hotel I have ever slept in. There was hair in the shower, the room reeked of chemical cleaning spray, I felt very uncomfortable because it felt so unhygienic. I specifically asked for 2 keys per guest (standard for any hotel) and the staff refused.

I would NEVER stay at...
Positives:
The valet worked well although we had no idea where our car was and worried about it. The lobby of the hotel was nice.
Negatives:
The location was in a bad part of town, the room was tiny, the bathroom was a disaster, everything in it was old and corroded, the shower was either ice cold or scalding hot, would change on it's own. The view out the window to the courtyard was a bunch of storage junk and garbage. The bed wasn't comfortable, no way to change the temperature of the room. Hallway was noisy until about 1 AM. We cancelled the second night even before we stayed the first night, was told no problem, just cancel when we checked out. Not true.
