The room was clean and the beds comfortable.
Negatives:
The street noise really interfered with sleep.
There was not adequate lighting or mirrors in the bathroom for makeup.
Despite reserving, and confirming 3 adults in the room, there were towels and chairs for only 2. The staff seemed surprised to be asked for additional towels. And a chair.
Also, despite reserving for three adults at a rate that included breakfast, we were advised that the breakfast was for only two people in the room.

The view from my room was of a parking lot and trash compactor. The trash compactor was operated at 5am in the morning and so sleep deprived for my stay. Also the lighting in the room was confusing and in some cases did not work.

There is a card in the room that offers to lend certain items you may have forgotten. If they don't have it, they'll go get it for you. Don't expect that at the Kimpton Banneker. We needed to borrow a charger. The front desk clerk looked like a deer in headlights when I asked. She was clueless that the card in the room says they have them. It was obvious from her and her co-worker's responses that they never have them. The co-worker advised, "Management is aware of the issue". They did not offer to "go get [me] one". Moreover, the phone in the room did not work. The battery in the alarm clock was dead. The hedges are haphazardly and unevenly trimmed, overgrowing to the extent they encroach a foot or more onto the sidewalk. All of these issues could be easily cured with management that cared about doing their job well.
