Positives:
Fantastic location and pleasant staff. Large rooms. Dog friendly.
Negatives:
Well, the slow elevators! But that’s more a joke than anything. The real problem was the comfort. There was little air movement so the king suite room remained hot while the living room was fine. That made sleeping very uncomfortable in the king suite. Then, in the living room they put you on an ancient medieval torture device also known as the cheapest sofa bed I’ve ever been on. It’s a travesty they think guests can accommodate 4 people in that room. The sofa bed is an abomination and they should be super embarrassed they’re asking guests to sleep on those things. There are very nice sofa beds. This is the cheapest furniture I’ve ever seen. Not at all acceptable for downtown Boston this close to the Garden.

Good, but definitely a splurge
Positives:
Comfortable bed; lovely bathroom with rain shower. Nice restaurant/cafe onsite. Elevator to upper floors. Good location close to North Station and within easy walking distance to North End and to the historic buildings in the centre.
Negatives:
My 'Queen size' room felt a bit tight. No small refrigerator in the room.

Well located pleasant hotel
Positives:
The staff were incredibly helpful in all areas of the hotel (parking, help with luggage and valet on arrival, laundry service, check in and out). The common areas were beautiful and the location was excellent; lots of places to eat at within walking distance and even on site. The on site restaurant has a separate menu for breakfast which is tasty but you wouldn't know about it unless you ask as the only menu posted in the lobby (and the website) is the lunch and dinner one.
Negatives:
The room was a little tight size wise for 3 people even though it was a queen suite (not much room to get by the furniture pieces and no other seating if you are using the sofa bed as a sleeping area. Windows were tiny and no central lighting (felt like I was in a dark basement on the third floor). Hallways are very tight especially when housekeeping (and their large cleaning/laundry carts )is trying to clean in the morning.

Exceptional
Positives:
Some of the staff were really nice.
Negatives:
The floor of the room was filthy! We had to throw our docks away because the dirt wouldn't come out. The refrigerator never got cold. The sink was so close to the toilet that we kept hitting our shoulder on the sink. We couldn't sleep because people from the bar across the street and down the block were screaming and yelling all night long, and dogs were barking. It's not a great area.
Had to wait forever for the elevator . There were two icemakers for the whole hotel, and one didn't work.
It's close if you're going to TD Garden, but other than that, go closer to the water. This place is way overpriced.
