I booked a room for two adults, that advertised as 22 square meters, but the one I received was significantly smaller—I estimate around 16 square meters. When I raised this issue with the reception staff, they insisted that the room was the correct size but agreed to change it the next day. The replacement room was slightly larger but still too small. They explained that I could only have rooms near the elevator, which is a noisy area. I suspect that because I booked through Booking.com, they assigned me a second-class room.”
there was not enough floor space to laydown 2 large suitcase.
In additional, the hotel is under renovation, the lobby is small, and there is no entrance from 1717 Broadway Ave (only from 54 st) which took me some time to find it.

Positives:
Although small, the room was very comfortable (bed and pillows included) and impeccably clean, ensuring a reassuring stay. The location is superb, nestled in the heart of Times Square with convenient subway access to other city areas. The breakfast is varied and changes daily, providing the essentials for a day full of energy. It was great for our 2-day stay.
The staff were also very helpful and friendly.

We love the location. The room was small but that is normal in New York. Every time I use Booking.com they either give me a ADA room or one of the worse rooms they have available. The breakfast was $30.00 per person so we did not participate. The room was a triangular size and didn't have enough room to bring in 2 large suitcases.
Negatives:
Whenever I use Booking.com the hotel assigns me either a ADA room or one of the worse rooms they have available. This time in New York, our room was very small with a very loud air conditioner and the room doors next to us could not be closed without slamming them.

Excellent location. 2 steps from Central Park, next to many subway stations and easily reachable from JFK at least.
Negatives:
We had to change rooms, as there was extreme noise from unknown source in the 1st room we stayed. Also, the A/C was loud in both rooms. Make sure to have something warm with you, as the cold air from the A/C hits directly the bed. The furniture in the room was not in a good state, a renovation is needed. The room was also not that big, imagine we were unable to open our suitcases.
