The hotel is in an excellent location and the bed was super comfortable.
Negatives:
My room and the hallway smelled of cigarettes. The windows in the rooms open, so I assume people figure they can get away with smoking in their rooms with the window open rather than go outside. Also the room was musty and I noticed some dust/ mold on the AC vents. This hotel is in need of some refreshment.

Positives:
Room and neighborhood were quiet during the night hours, furniture was of good quality, there was decent size mini-fridge, microwave and coffee maker in the room. Room was clean. Check-in and check-out through the app. Multiple subway stops within short walk.
Negatives:
AC could not keep up with the heat, the room was hot during the day and warm during the night. There was no handheld shower in the bathroom.

Staff were brilliant, recommending good places to eat and visit on the location. We'd asked for a quiet room and they managed it even in NY! Room was lovely with good facilities. Would thoroughly recommend it as a base to tour NY.

Best location, comfy, & memorable
Positives:
It was great because we used the Staten Island ferry as our transportation into the city and all of our activities for the weekend were in the financial area so it worked out amazingly. The subway is only several blocks away.
Negatives:
Room felt slightly damp. Maybe because we were so close to the water.

Recently, I stayed at few Inns in the financial district and the breakfast served was free,they had a array of choices at this particular location.
Negatives:
The cable channels wasn't working properly upon arrival. I spoke to the front desk regarding this issue, a technician was assigned to look into it. He rebooted the system which added some of the channels that i'm familiar with.

The staff was very friendly. They let us check in early after our red eye so we were able to rest a bit before hitting the town, which made all the difference. :) would stay again.

For a Manhattan hotel, it was quite roomy for the price.
Negatives:
The one real complaint was the television. The channels listed in the on-screen guide bore no resemblance to what channels were available or where on the dial they were. For example, ABC was where the guide said the History channel was, and CBS, NBC, PBS, and ESPN were nowhere to be found.
