location is great. walking distance to all lower Manhattan. quiet during weeknights (M-W). very comfortable beds. room layout is very good. front desk is responsive. fairly active/safe at night. plenty of food options close by

resort fee is charged even when resort amenities are unavailable (pool). cleanliness is below standard (can see visible dust on lights behind front desk in lobby!) Pool did not open on advertised date. Sauna did not work properly (broken door lock and temperature control).
