Positives: Breakfast was excellent. Front desk was good. Access to the hotel was good too. Book corner is good. The hotel has a good ambience at the lobby.

Negatives: Since your hotel has floor rugs carpets, you should change them regularly. The room had a rug that is old and feels really gritty to the feet. The part close to the toilet has a faded colour and spells. If you cannot regularly maintain the rug carpet then change to parquet floor that you can easily clean. The exit emergency staircase needs to be cleaned.
