Positives:
The only thing positive I can say about our experience is that the lady working there, cant remember her name, was very pleasant and apologetic about the state of building and condition of our rooms. Everything else about the place was horrible
Negatives:
Everything.
First off the 2 rooms we reserved werent available. Isnt that why you reserve a room in the first place? I asked if there were any other rooms available that are clean that we could get instead. She told me there were 2 queen rooms, we reserved king rooms, but that they were reserved for someone else. I then responded by saying, well then why arent the 2 rooms I reserved available for me? She did finally offer to let me have the 2 queen rooms since we were there and apparently they go by a first come first served basis.
The queen rooms were located in the second building at the back of the property. The security door on one end was not functioning and would not open at all. We then walked around to the other end of the building and the security door on that end was broken as well but only the security part of the mechanism so people were allowed to come and go as they wanted without any regard to safety for the people staying in the building.
When we got to one of the rooms we were assigned to we immediately noticed there were what looked like chip crumbs on the bed. After closer inspection we saw what looked like numerous bodily fluid stains, food crumbs (we think) and other debris on the top of the bed. We figured if the top of the bed was left in that state we should probably check the sheets and they were even worse. More bodily fluid stains and crumbs and debris. So we went to check the state of the other room we were assigned and it was just as bad if not worse than the first room.
We informed the lady that was working, all by herself unfortunately, and she said that there were 2 other rooms that she could put us in but that she would have to clean them first. We thought we would give her a shot to fix it for us even though we really were disgusted by the entire experience at this point but we were also tired from traveling.

Overall this was by far, no exaggeration, the worst experience Ive ever had at a hotel. I will be contacting the hotel
Positives:
I enjoyed the spacious room for the price and proximity to Toyota Music Pavillion. We were able to walk to the concert. The bed was pretty comfortable.
Negatives:
The room we were given was right next to an outside door. That door wouldn't open no matter how many times you tried it. So, we were kept awake most of the night with people struggling to try and open the door. We were told breakfast started at 6. We went down at 10 after...there was nobody at the front desk, no breakfast, not even coffee. It wouldn't have been an issue, but my boyfriend had class and needed to leave. You have to ask for a coffee make in your room...but the desk wasn't open, so he had to go buy some on the way. There was blood smeared on the walls in the back of the hallway.

Decent price, just ask for a room that's not near the exit doors.
Positives:
Nothing
Negatives:
Old, smelly buildings. In the room, there is also a smell must be old carpets. Beds are very uncomfortable with stained linen. Shower head is broken and faucet is broken. Appliances are old. Fridge is broken, has an open cut through the freezer. Smoke alarm kept beeping all night. Car alarms kept going off all night. My husband wouldnt sleep to keep looking outside and check on his truck to make sure no one was trying to steal it.

Positives:
Location.
Negatives:
Horrible experience. If I could give a minus -5 star rating, that would be it. My room was booked in advanced, with notice I would arrive at aprox. 1:am. I arrived, and it took over an HOUR to get me in a room! Understand the first 45 minutes I was patient and joking with the hotel attendant. I was the only person being waited on. Eventually, after 30 minutes of him tapping his computer screen to find a room I was given a room key, and told my room is in the next building. So, I loaded up my luggage, and carried to the other building. I opened my room door and obviously it was far from being ready. The room was a disaster, the bed was a mess, television on. Again I packed up my luggage and back to the front desk (note; this was not a short walk). I was now back at the front desk for another 20 minutes while he was poking on his computer looking for another room. Then, he physically walks around the hotel to see what rooms area ready. Eventually he comes back, he gives me the key to another room, same building. Im still patient and understanding, but I know this is not a good situation, at all. This hotel system is apparently broken. Very poor service I am now experiencing. Again I packed up my luggage and make my journey to the building again. I make it to the room and the room key now DOES NOT WORK. I load up my luggage and pack it all back to the front desk I explain the situation, and now the hotel attendant is quite visibly upset and irritated at me. He takes me to the room in irritation, uses HIS key, and opens with no problem. I said: Ok, now lets try my new key you gave me. Again, IT DOES NOT WORK. He said he will go back to the front desk and re-issue me a working key. I stayed up for another hour for him to show up with new key, HE NEVER SHOWED UP, no call, NOTHING! No working key!. I was using this initial hotel experience with Stay-America to see if this would work for me for two month to three month stays for business in Dallas. The results; NEVER

Not a good experience
Positives:
Loved that I had everything I needed. Sink, fridge, table for work/eating, couch... and it was all clean! Reading reviews honestly worried me a lot, but my room on the 3rd floor of the separate building was perfect for my stay. Free breakfast is grab and go muffins, granola bars, and oatmeal. I'd recommend this to anybody needing an affordable hotel in the Irving or airport area. Also, the front desk and general hospitality staff were so positive and kind, at my late night check in, in the morning when I had a question about breakfast, and when I checked out. Lovely experience all around, and I never felt worried or concerned in any way as a solo female traveler. Don't judge a book by its cover; the hotel does the job just fine.
Negatives:
I was worried about roaches from other reviews, but my room was thankfully bug free! I did smell some cigarette/smoke scent lingering on the bottom floor, but my room on the third floor did not have any bad smells. The only negative is just that the place kind of just feels old and outdated, but I mean for the price, I feel like that's fine?
