Positives:
The breakfast was really good with lots of choices in a clean breakfast room. It was nice to have a big kitchen in the room. Good location with a really nice lake-front park across the street within walking distance. Nice big bathroom with beautiful shower.
Negatives:
Not sure the hotel is worth the nightly rate - it lacks the "extras" you'd expect for this price (pool, hot tub etc) which we knew it didn't have, but for the price it seemed like it should make up for it in other ways - for example, it was annoying that you have to pay for parking on top of the room rate even when there is no other reason other people would park there. We had booked for 3 guests, but there was no bedding in the room for the hide-a-bed when we got in late at night (not even a mattress pad for it) and the blanket that we were given (had to go down to the front desk to get it - they did not offer to bring it up) for it was really thin. The main elevator was broken.

This is a good location considering if you want to go to Downtown Seattle and also Mt. Rainier for your trip.
Lake Washington nearby is a plus. King room suite was good size with ample space for an infant to play inside the room, it was clean and well maintained.
Staff were helpful on most of the requests.
Breakfast was good with options.
Gym is also well maintained, with good grade machines.
Negatives:
The beds were soft and pillows weren’t that great. We had neck pain after 2nd day of sleep. Soft beds do not work for many. I have stayed at other (non-Marriott) properties where beds are a little firm so we do not sink in the bed. This can be subjective though based on persons preferences.
Breakfast served didn’t have any labels for us to look at if it’s a vegetarian or non-vegetarian food. I would expect this for a 4 star property. Even a 3 star property have name labels over prepared food. Upon asking the management, there was also some confusion if the prepared omelette had meat or not.
