The property is well located, and the room was clean, comfortable, and had all the amenities I required. The staff was very friendly and recognized me from my online check-in, which had required that I submit a photo of myself.
Negatives:
Previous reviews had mentioned the street noise and inadequate window insulation, but the property provided earplugs, and I was pleasantly surprised that my sleep was not disrupted by noise.

Positives:
The clean "minimalist" lines of the rooms furnishings and finishes.
Very comfortable bed, great pillows and duvet.
Good hairdryer and my wife loved the mirror in the bathroom for her makeup.
We liked the little touches such as the ear plugs (for the minimal "city") noises thatt could be heard, the 2 small bottles of water included, the Keurig coffee maker, the bars of soap for the bathroom and plenty of white towels including face cloths.
Negatives:
We would have preferred a small dresser with drawers for underwear etc.
The safe being literally at floor level. VERY FEW guests would be able to use it. It must be moved for easy accessibility.
Our room rate included breakfast. The offering was extremely limited. Offerings should be expanded to include bagels, toast, a couple of choices of cereals, juice and coffee or black/green tea.

Overall room was dirty, visible dust in the bathroom and on widows. Visible stains on bed sheets. When it was last painted there were multiple splatter marks on the furniture and baseboards and a large stain on the bathroom door.

Being downtown, it was loud at night. Alot of first responders blaring sirens during the night. That might be worse due to the homeless problem in the general area and the drug issues with that.
